ZERO DOWN PAYMENT HOME LOANS

Zero down loans and down payment grants are available that don’t restrict you to USDA (outlying) areas!  Any home on the market, in any area, that is FHA eligible may be approved for these down payment grants!  Read below for more information on this program and other zero down loan options.

There are a few zero down programs and down payment grants available.  Most folks are familiar with VA and USDA options (seen below). There is also the Oregon Bond Loan Program (more details here) that doesn’t require you to be a veteran (THANK YOU for your service!) or force you into a rural USDA area.

CHENOA FUND

PROVIDING DOWN PAYMENT ASSISTANCE ON FHA AND CONVENTIONAL LOANS

The Chenoa Fund is an affordable housing program administered by CBC Mortgage Agency (CBCMA), a federally chartered government entity. CBCMA specializes in providing down payment assistance financing under FHA and conventional guidelines.

CBCMA has a mission to increase affordable and sustainable homeownership, specifically for creditworthy, low- and moderate-income individuals. CBCMA partners with reputable mortgage lenders on a correspondent basis to provide loans for qualified homebuyers. CBCMA has several program options to choose from that include down payment assistance in the form of second mortgages on:

  • Conventional loans
  • FHA insured loans

VA LOANS

As of today, the VA Loan program has helped over 20 million families across the country. These loans are designed for military personnel, veterans, and military families. It’s your turn to take advantage of the benefits you deserve.

The VA loan is one of the few programs that lets you finance 100% of the home’s value with $0 down. It doesn’t require Private Mortgage Insurance (PMI) on loans of more than 80% of a home’s appraised value, potentially saving you $100 to $200 a month.

USDA LOANS

The USDA determines what “rural” means, and that varies widely by state. But if you’re eligible, you can qualify for lower monthly payments and you don’t need money for a down payment. You’ll also spend less time in traffic driving to the closing.
